Know What Your Roof Is Hiding — Roof Inspection in Greeley, CO

You cannot see most roof damage from the driveway. Hail bruises the mat beneath the granules, and wind lifts shingles that settle back down looking fine. Months later, the ceiling stains. A roof inspection in Greeley from T Bare Roofing puts trained eyes on every plane, valley, and penetration. We find the small problems while they are still small.

What a T Bare Roof Inspection Actually Covers

An inspection is only worth having if it is thorough. Our crews work the roof plane by plane, then move inside to the attic. Here is what gets checked on a typical Greeley home.

Shingles, Granules, and Hail Bruising

Hail rarely punches a hole. It knocks granules loose and bruises the fiberglass mat underneath, which shortens shingle life by years. We chalk test suspect slopes and count strikes per square, because that ratio is what an adjuster asks for.

Flashing, Valleys, and Penetrations

Most leaks start at a joint, not in the open field of the roof. We check step flashing at walls, counterflashing at chimneys, and the rubber boots around every vent pipe. Boots crack first in Colorado sun, and a cheap new collar can save a ceiling.

Drip Edge, Eaves, and Gutter Lines

Greeley requires drip edge at both eaves and rakes, and inspectors check the install sequence. We confirm the metal is there, lapped correctly, and still fastened. Then we look at the gutters for granule sludge, which is an early sign the shingles are shedding.

Attic Ventilation and Decking

The 2021 IRC asks for one square foot of net free vent area per 150 square feet of attic. Blocked soffits and missing baffles cook shingles from below. From inside we look for daylight, damp sheathing, rusted nail tips, and soft decking underfoot.

Interior Ceilings and Insulation

A stain on drywall is a symptom, and the source is often several feet uphill. We track moisture back to its entry point rather than guessing from the drip. Wet insulation gets flagged too, since it loses R-value and hides rot.

How the Inspection Runs, Start to Finish

No ladders appear without warning and no one disappears onto your roof for an hour. The visit follows the same five steps every time, so you always know where we are. Most Greeley homes take under an hour from knock to handshake.

Book a Time That Fits Your Week

You pick the window through our contact page or by requesting a quote online. We confirm the appointment and give you a name, so you know who is arriving.

Walk the Ground and the Perimeter

We start at ground level before anyone climbs. Downspout splash, siding dents, and a dinged air conditioner fin all tell us whether hail actually hit this address. That evidence matters later if a claim is filed.

Get on the Roof, Plane by Plane

Every slope gets walked where it is safe to do so. We photograph each elevation, mark test squares, and note the fastening pattern and nail depth. Steep or fragile roofs get inspected from a ladder and drone instead.

Check the Attic and Interior

Half of what a roof tells you is visible only from underneath. We look for daylight at penetrations, moisture on the sheathing, and blocked soffit vents.

Hand Over a Written Report With Photos

You get a plain English report the same day, not a verbal summary at the truck. It lists what we found, what needs attention now, and what can wait a season. If nothing is wrong, we tell you that too.

When to Schedule a Roof Inspection in Greeley

Timing changes what an inspection is worth. Book at the wrong moment and you pay for a report you cannot act on. These are the five moments when a Greeley roof genuinely needs eyes on it.

Within Days of a Hail or Wind Storm

Colorado logged 244 major hail events in 2025, sixth most in the country. Weld County sits in the Front Range corridor that catches them most summers. Document the damage while it is fresh, because carriers ask when the loss occurred.

Every Spring and Every Fall

Spring inspections catch what winter freeze and thaw pulled apart. Fall inspections make sure the roof is sealed before the first hard snow. Two short visits a year cost less than one emergency repair in January.

Before You Buy or Sell a Home

A roofer’s report is more specific than the two lines in a general home inspection. Buyers learn how many years are actually left. Sellers get a document that stops a deal from stalling at the last minute.

Before a Warranty or Claim Window Closes

Manufacturer warranties and insurance policies both run on deadlines. Most carriers expect a storm claim within a year of the event, and some are stricter. An inspection dated inside that window protects your position.

Once the Roof Passes Fifteen Years

Asphalt shingles age quickly under Greeley’s altitude and UV exposure. Past year fifteen, an annual check is the cheapest insurance you can buy. It also tells you whether to budget for repair or replacement next spring.

Why Greeley Homeowners Call T Bare Roofing First

Plenty of companies will climb a roof after a storm. Fewer will tell you honestly that yours is fine. Here is what you get when the truck says T Bare Roofing on the side.

Free Inspections With No Pressure to Buy

The inspection costs nothing and carries no obligation to book work. If the roof has five good years left, that is exactly what the report will say.

A Company Based Here, Not Following the Storm

We are headquartered in Greeley and we work Weld and Larimer counties year round. Out of state crews arrive after a hailstorm and leave before the warranty matters. You can find us in the same place next spring.

Inspections Written for Greeley Code

Greeley builds to the 2021 IRC with a 115 mph wind rating and a two layer limit on shingles. Our reports flag where a roof already falls short of that standard. It saves an unpleasant surprise when the permit inspection comes around.

Photo Evidence Your Adjuster Can Use

A claim moves faster when the damage is documented properly the first time. We supply dated photographs, test square counts, and a written scope. You are free to hand that packet to any carrier or contractor you like.

Roof Inspections Across Northern Colorado

Greeley is home, and it is where most of our inspections happen. We also cover the rest of Weld and Larimer counties, plus the northern Front Range. If your address is on this list, the visit is a short drive for us.

Not sure whether you are inside the area? Send us the address through the contact page and we will confirm the same day. We inspect residential roofs and commercial roofs, along with metal roofing, roof coatings, and gutters.

Roof Inspection Questions We Hear in Greeley

These are the questions that come up most often on Greeley driveways. Short answers here, longer ones in person if you want them.

How much should I pay for a roof inspection?

Ours are free, and several Colorado roofers offer the same after a storm. Where a fee does apply, it usually comes from a home inspector rather than a roofing contractor. Ask exactly what that fee covers before you agree to it.

What is the 25% rule for roofing?

Building codes limit how much of a roof you may repair before the whole covering must meet current code. Once repairs pass roughly a quarter of the roof area within twelve months, a full replacement is usually required. Your permit office has the final word, and we flag when a repair is close to that line.

What are the roofing requirements in Greeley, Colorado?

Greeley has adopted the 2021 IRC and IBC, with a 115 mph design wind speed. Roofs are limited to two layers of shingles, and drip edge is required at eaves and rakes. A permit is needed for a replacement, and contractors must be licensed. The work is signed off at a final inspection.

How long does a typical roof inspection take?

Budget forty five minutes to an hour for an average Greeley home. Larger roofs, steep pitches, or complicated valley work can push it longer. You do not need to be home, though most people prefer to walk the report with us.

Can you tell if my roof has hail damage from the ground?

Sometimes, but the ground view misses most of it. Soft metal like gutter aprons and vent caps often shows strikes first, which is a useful clue. Confirming actual shingle bruising still means getting on the roof and testing squares.

Do I need an inspection before I file an insurance claim?

It is not required, but filing without one is a gamble. A denied claim can still count against your record, and a documented inspection shows whether the damage clears your deductible. We would rather you file a claim that succeeds.

How often should a Greeley roof be inspected?

Twice a year is the honest answer, in spring and again in autumn. Add a visit after any storm that drops hail bigger than a marble. Older roofs past fifteen years benefit from a check every single year.

Book Your Free Roof Inspection in Greeley

You do not need a leak to justify a look. Most of the roofs we save are the ones checked before the ceiling ever stained. Booking a roof inspection in Greeley takes a minute and costs nothing.

Tell us the address and a time that works. Request a quote or reach us through the contact page. We will come out, walk the roof, and hand you a written report with photos. Then the decision is yours, with no one leaning on you to sign anything.

T Bare Roofing was a great company to work with for my roof replacement. Throughout the process, I felt like I was one of their most important customers. If I had a question, it was answered. If I had a concern, it was addressed. A BIG, BIG special thank you to Joey Spransy who was available to talk to me at any time. He almost always picked up when I called or got back to me the same day. Joey made my experience great! I had never replaced a roof before, so I was a bit nervous and had a lot of questions. Joey took care of me. Thank you T Bare Roofing!

He made sure we were happy with what we picked out and even stayed until the roof was completed. Made sure nails were all picked up and the dogs were safe to go out each time. Brad and Juan have done a wonderful job working with us since last year's hail & windstorm in and around the Sedalia area. They set-up the free inspection and determined the damage to our roof, gutters, windows, outbuildings, etc. They worked closely with the insurance inspector and most of the repairs have been completed quickly with excellent results. We wanted to wait for the spring for the roofing to be completed on the outbuildings and that is now scheduled to be completed in the next few weeks. Both Brad & Juan have shown themselves to be honest, knowledgeable & friendly to work with. I appreciate all the help, guidance and information they gave us during this process.
