Fix It Now or Replace It Later — Roof Repair in Greeley, CO

A missing shingle looks like a small problem until the next storm finds the gap. Water travels sideways along decking before it ever shows on a ceiling. By then the repair has grown. T Bare Roofing repairs Greeley roofs where repair still makes sense, and says so plainly when it does not.

From Your Call to a Watertight Roof

Most repair calls start with a stain on a ceiling or a shingle in the yard. The sequence below is the same whether it is one flashing or a whole slope. You will know the cost before anyone opens a package of shingles.

Tell Us What You Are Seeing

Send a photo if you have one, or just describe the stain and where it sits. That single detail often tells us which part of the roof to check first. We book the visit from there.

Free Inspection and Leak Trace

Water rarely enters where it drips, so we start above the stain and work up the slope. Flashing, valleys, boots, and nail pops all get checked before we blame the shingles. The attic usually confirms it.

A Written Repair or Replace Recommendation

You get the finding in writing, with photos and a price, not a verbal number at the truck. If a repair will hold for years, we say so. If it will not, we say that too.

Temporary Protection If the Roof Is Open

An active leak does not wait for a schedule. When the deck is exposed we tarp or dry in the area the same visit. That stops the interior damage while materials are ordered.

The Repair Itself

Old material comes off down to sound decking, and any rotten sheathing gets replaced. New underlayment, flashing, and shingles go on to the manufacturer’s high wind pattern. Greeley designs to 115 mph, so fastening is not a place to cut corners.

Final Walk and Cleanup

We magnet sweep the drive and beds for nails before the truck moves. Then we walk the finished work with you and hand over the photo record. The repair is logged in case it matters to a future claim.

The Repairs We Are Called Out For Most

Repair covers a lot of ground, from a twenty minute flashing fix to half a slope. These are the jobs we handle most often on Greeley roofs. Each one is priced on what it actually takes.

Shingle and Ridge Cap Replacement

Wind lifts tabs and strips ridge caps long before it takes a whole slope. We replace the missing pieces and reseal the surrounding courses by hand. Matching matters here, and we cover that further down.

Leak Tracing and Flashing Repair

Most leaks we find are a flashing failure, not a failed shingle. Chimneys, skylights, sidewalls, and vent boots are the usual suspects. We replace the detail properly rather than burying it in sealant.

Storm and Hail Damage Repair

Colorado logged 244 major hail events during 2025, the sixth highest count in the country. Not every strike needs a new roof, and a scattered hit can often be repaired. We document what we find either way.

Flat and Low Slope Repairs

Detached garages, additions, and small commercial units often run low slope membrane. Ponding, seam splits, and failed pipe boots are the common failures. We patch or re-flash those without tearing off the whole field.

Gutter and Drip Edge Repair

A roof edge that dumps water behind the gutter rots fascia quickly. We reset drip edge, correct the lap, and rehang sagging runs. Full replacement is available through our gutters service when a run is past saving.

When to Repair and When to Replace

This is the question almost every caller asks first. There is no universal answer, but there are clear signals in both directions. Here is how we weigh it on a Greeley roof.

Repair Wins When the Damage Is Isolated

One slope, one valley, or one flashing detail is a repair, not a project. If the rest of the roof still sheds water, replacing it wastes money. We would rather do the small job well.

Repair Wins When the Roof Is Still Young

Under fifteen years, most asphalt roofs have plenty of service life left. Fixing the damaged section preserves both the warranty and the remaining years. Replacing early throws away what you already paid for.

Replacement Wins When Hail Is Widespread

Scattered bruising across every slope is not a patch job. Once test squares show hits everywhere, a repair only delays the inevitable. That is also the case an adjuster is most likely to fund.

Replacement Wins When Two Layers Are Already On

Greeley allows a maximum of two roofing layers. If a second layer is already up there, code will not let us add a third. Tear off becomes the only compliant route.

Replacement Wins When the Deck Has Gone Soft

Spongy decking underfoot means water has been sitting for a long time. Sheathing that has delaminated cannot hold a nail, so new shingles will not stay put. At that point the structure is the problem, not the surface.

Why Greeley Calls T Bare Roofing for Repairs

Every roofer in town will happily sell you a new roof. Fewer will tell you the repair is enough. Here is what shapes the way we handle a repair call in Greeley.

Honest Repair or Replace Advice

We quote the job the roof needs, not the job with the bigger invoice. If a flashing repair solves it, that is exactly what the report will say. You are never pushed toward a tear off you do not need.

Shingle Matching on Older Greeley Roofs

A repair that shouts its location is only half a repair. We source the closest available match for weathered shingles and blend the edges. Where a perfect match no longer exists, we tell you before starting.

Crews Working Weld and Larimer Counties Year Round

We are based in Greeley and we are here in February as well as July. Storm chasers arrive after a hailstorm and disappear before the callbacks start. If something needs revisiting, we are a short drive away.

Every Repair Documented With Photos

You get before and after images with the invoice, not just a line item. That record helps with warranties, future claims, and selling the house. It also keeps us honest about what was actually done.

Roof Repair Across Northern Colorado

Repairs are dispatched out of Greeley, which keeps most of our drive times short. We take repair calls across Weld and Larimer counties and along the northern Front Range. The towns below see our trucks most weeks.

Somewhere else in northern Colorado? Ask anyway through the contact page, because the answer is usually yes. We also handle residential and commercial roofing, metal roofs, and roof coatings.

Roof Repair Questions From Greeley Driveways

The questions below come up on almost every repair estimate. Longer answers are available on the phone or on your driveway.

How much does a simple roof repair cost?

Price depends on access, pitch, material, and how much decking is hiding under the shingles. A single flashing detail sits at the low end, and a full slope at the high end. We give you a written figure after the inspection, before any work starts.

What is the 25% rule for roofing?

It is the code limit on how much roof you can patch before the whole covering must comply. Cross roughly a quarter of the roof area inside twelve months and replacement is triggered. We check where your repair sits against that line before quoting.

Should a 20 year old roof be repaired or replaced?

At twenty years an asphalt roof is near the end of its designed life. A repair can still be right if the damage is isolated and the rest is sound. If hail has been through it, replacement is usually the better spend.

What does a roof replacement cost in Colorado?

There is no honest single figure, because size, pitch, material, and code upgrades all move it. Two houses on the same street can differ by thousands. We measure your roof and put the number in writing rather than guessing.

Can you repair a roof in winter?

Yes, although cold weather changes the method. Shingles need warmth to seal, so we hand seal repairs carried out in freezing conditions. Emergency leaks get dried in immediately and finished properly once it warms.

Will my insurance cover a roof repair?

Storm and hail damage is often covered, while wear and age generally is not. Whether a claim is worth filing depends on the repair cost against your deductible. We document the damage so you can decide with real numbers.

Do I need a permit to repair my roof in Greeley?

Small isolated repairs usually do not require one, but a replacement always does. Greeley also requires the contractor to be licensed, and the work is signed off at a final inspection. We confirm with the building department when a repair sits near the threshold.

What Actually Breaks Roofs in Greeley

Knowing why a roof failed changes how it should be fixed. A wind repair and a hail repair are not the same job. These are the five causes behind most repair calls we take.

Hail Strikes the Front Range Every Summer

Weld County sits in the corridor that catches Front Range storms most years. Hail fractures the shingle mat even when the surface still looks intact. Those bruises open up months later.

Wind Along the Open Plains

Greeley designs roofs to a 115 mph wind speed for good reason. Gusts get under a tab, break the seal strip, and leave it lifting. The shingle can look flat again by morning and still be loose.

Ice Dams and the Freeze Thaw Cycle

Snow melts over a warm attic, runs to the cold eave, and refreezes. The dam that forms pushes water back up under the shingles. Poor attic ventilation makes it worse every winter.

Sun and Altitude

UV exposure is stronger at Greeley’s elevation than in most of the country. Asphalt dries out, granules shed, and shingles curl at the corners. Sealants and rubber boots crack first.

Age and Original Install Shortcuts

Some leaks trace back to the day the roof first went on. Short nails, missing kick out flashing, and skipped drip edge all surface eventually. We flag them so the same fault is not repeated.

Get the Repair Quoted Before the Next Storm

A small leak is cheapest on the day you first notice it. Waiting turns a flashing repair into decking, insulation, and drywall. Roof repair in Greeley starts with a free inspection and a written recommendation.

Send us the address and tell us what you are seeing. Request a quote or use the contact page. We will trace the leak, price the fix, and tell you honestly whether repair or replacement is the smarter move.

T Bare Roofing was a great company to work with for my roof replacement. Throughout the process, I felt like I was one of their most important customers. If I had a question, it was answered. If I had a concern, it was addressed. A BIG, BIG special thank you to Joey Spransy who was available to talk to me at any time. He almost always picked up when I called or got back to me the same day. Joey made my experience great! I had never replaced a roof before, so I was a bit nervous and had a lot of questions. Joey took care of me. Thank you T Bare Roofing!

He made sure we were happy with what we picked out and even stayed until the roof was completed. Made sure nails were all picked up and the dogs were safe to go out each time. Brad and Juan have done a wonderful job working with us since last year's hail & windstorm in and around the Sedalia area. They set-up the free inspection and determined the damage to our roof, gutters, windows, outbuildings, etc. They worked closely with the insurance inspector and most of the repairs have been completed quickly with excellent results. We wanted to wait for the spring for the roofing to be completed on the outbuildings and that is now scheduled to be completed in the next few weeks. Both Brad & Juan have shown themselves to be honest, knowledgeable & friendly to work with. I appreciate all the help, guidance and information they gave us during this process.
